Kadıköy is the Asian side's centre of gravity, and the district most likely to convince a visitor that Istanbul is a city they could actually live in rather than tour. It is not a heritage showpiece; it is a working, walkable neighbourhood of bookshops, record stores, fish markets and bars, and its residents are noticeably protective of that. Moda, the peninsula pushing out into the Marmara, is the address most foreign buyers ask about first — low-rise, tree-lined, with a seafront promenade that fills every evening. East of it, Caddebostan, Göztepe and Bostancı offer larger, newer apartments and a quieter family rhythm. Connections are the district's quiet advantage. The M4 metro terminates at Kadıköy, the M8 begins at Bostancı, Marmaray calls at Söğütlüçeşme, Göztepe, Suadiye and Bostancı, and frequent ferries reach Eminönü, Karaköy and Beşiktaş. Crossing to the European side by boat is a twenty-minute commute most people look forward to. For international buyers the appeal is value as much as lifestyle. Kadıköy sits just below Beşiktaş on price, but the money buys more floor area, and the rental market here is driven by Istanbul residents rather than by tourism.
