About Sarıyer

Sarıyer is the largest and greenest of the districts we cover, running from the Bosphorus villages north to the Black Sea and inland across the Belgrade Forest. It is the only district on our list with two coastlines, and the character changes completely between them. The Bosphorus shore — Emirgan, İstinye, Yeniköy, Tarabya — is the traditional summer quarter of Istanbul, lined with yalı waterside mansions that rarely reach the open market and, when they do, set the ceiling for the entire city. Inland at Zekeriyaköy and Kilyos the pattern shifts to gated villa compounds with gardens and pools, which is where most international family buyers actually end up. Maslak, at the district's southern edge, is a business quarter that supplies steady corporate rental demand. Transport is the honest caveat: there is no Marmaray and no metrobüs here, and while the M2 metro reaches the district's southern stations and terminates at Hacıosman, the northern villages depend on the coast road, which is slow at peak times. Budget for a car. In exchange you get forest, sea air, and noticeably lower density than most of urban Istanbul. Prices sit just below Beşiktaş and Kadıköy on average, but the spread is extreme — a village apartment and a waterfront mansion are not the same market.
