Şişli has no coastline, and buyers who understand that trade-off often find it the best-value central district on the European side. What it has instead is position. Nişantaşı, its most recognisable quarter, is where Istanbul does luxury retail — flagship stores, patisseries and consulates within a few blocks of each other, in solid pre-war apartment buildings with high ceilings and deep balconies. A twenty-minute walk away, Mecidiyeköy and Fulya are a different city entirely: office towers, branded residences and the traffic that comes with both. The M2 metro runs the length of the district through Osmanbey, Şişli-Mecidiyeköy and Gayrettepe, which makes commuting north to Levent or south to Taksim genuinely quick. Bomonti, built around a converted brewery, has absorbed much of the new-build activity and attracts a younger, international crowd. Treat the district average price with caution. Şişli spans a very wide range, from the premium streets around Teşvikiye and Nişantaşı to considerably cheaper stock further north and west, so two apartments of identical size in the same district can differ very widely in price. For a foreign buyer, Şişli usually makes sense as a rental investment rather than a sea-view purchase: central, well connected, and tenanted year-round by people who work nearby.
