Beylikdüzü is the value end of the Istanbul market, and it is honest about it. Built out largely since the 1990s on the far western Marmara coast, the district is a planned landscape of residential compounds — most with pools, gyms, underground parking and gated grounds — arranged around wide boulevards and a long coastal park called Yaşam Vadisi. Almost nothing here is old, which for many buyers is precisely the point: modern wiring, lifts, earthquake-era construction standards, and floor areas that would be unaffordable closer in. Per square metre it is the least expensive district we cover. The compromise is distance. There is no metro and no Marmaray in Beylikdüzü; the district depends on the metrobüs, which runs a dedicated lane along the E-5 to the centre, and on the coastal motorway. A trip to Taksim is a genuine commute, not a hop, and buyers should test it at rush hour before committing. Foreign buyers seeking a family home with space, or an income property rather than a trophy, look here first.
