Restored Two-Bedroom Apartment in Balat, Fatih

A two-bedroom apartment on the second floor of a 1928 house in Balat, the sloping quarter above the Golden Horn known for its rows of narrow painted facades. The building was restored in 2022, with the roof, wiring and plumbing renewed and the original window openings retained. Inside, the ceilings are high, the floorboards have been lifted and relaid, and the kitchen and bathroom are new. Two bedrooms and a living room look out over the neighbouring roofs, with a section of the Golden Horn visible from the living-room window. There is no lift and no parking, and the streets here are steep and narrow enough that parking nearby is impractical rather than merely difficult. Heritage protection applies to the exterior of buildings in this area, so any future external work would need consent. Marmaray at Sirkeci and the T1 tram are reachable by a short bus ride along the shore. Balat has changed considerably over the past decade and continues to; buyers should form their own view on how far that has further to run.
