A two-bedroom apartment on the fourth floor of a 1988 block in Kumkapı, on the Marmara side of the historic peninsula a few streets up from the shore. This is the least expensive listing in our current selection and the price reflects real trade-offs rather than a bargain: the building is plain, the communal areas are tired, the lift is old though working, and the apartment itself needs a new kitchen and bathroom. What it does have is a sound structure, a sensible layout with two proper double bedrooms and a balcony, and a location on the peninsula that would be unaffordable in almost any other city. Marmaray at Kumkapı is a short walk, putting Sirkeci, Yenikapı and the crossing to Üsküdar within minutes, and the M1A metro and T1 tram are both reachable on foot. Kumkapı is a busy, mixed, working neighbourhood best known for its fish restaurants. Anyone considering this should view in person and at more than one time of day before deciding.
